Mold on a condo bathroom ceiling and shower caulk

Surface mold or a hidden leak?

Most bathroom mold is on the surface and cleans off. Bigger jobs start where water gets behind it.

Usually a cleaning job:

  • Spots on grout or caulk that wipe off and stay gone for a while
  • Light speckling on a painted ceiling right above the shower
  • Pink or orange film on grout and drains (usually bacteria, not mold)

Usually worth quotes:

  • Loose or hollow-sounding tiles, cracked grout lines that stay dark or a soft wall
  • Stains on the ceiling below an upstairs bathroom
  • Growth that returns within weeks of cleaning, or covers a large part of the ceiling

Mold in the bathroom ceiling

Ceiling mold is usually a steam problem: shower moisture condenses on the coolest surface. Many small bathrooms in older San Diego condos and apartments have weak fans, fans venting into the attic, or no fan.

The coast adds to it. Near the coast, early-morning relative humidity runs around 80% in summer (approximate, computed from NOAA hourly normals for Lindbergh Field), and the marine layer typical of May Gray and June Gloom keeps air damp.

Run a fan that vents outside during and after showers. EPA advises keeping indoor humidity below 60 percent, ideally between 30 and 50 percent. If the stain is brown-edged or grows after rain, look upward: it may be a roof leak and attic mold, not steam.

Mold behind shower tiles

Tile and grout are not waterproof; the shower pan and membrane underneath are. When a pan fails or grout cracks, water soaks the wall and mold grows unseen. Signs: grout that will not come clean, loose tiles, a flexing wall, stains on the ceiling below.

The fix means opening the wall under containment, drying the framing and rebuilding the shower, often with a plumber and tile installer. In the City of San Diego, a tub-for-tub or shower-for-shower replacement is exempt from a building permit, while a bathroom remodel without structural changes or added fixtures can go through a No-Plan permit (Development Services Information Bulletin 203, July 2024). Elsewhere, check with your city.

Cleaning surface mold yourself

  1. Ventilate

Run the fan; wear gloves and eye protection.

  2. Scrub hard surfaces

Scrub tile and grout with detergent and water, rinse, and dry. Never mix bleach with ammonia or other cleaners.

  3. Replace stained caulk

Cut out caulk that stays dark, dry the joint and recaulk.

  4. Keep it dry

Squeegee walls after showers and run the fan until the mirror clears.

If drywall is soft, growth covers much of a ceiling, or the home is old enough that the texture or tile backer may contain asbestos, stop and get quotes.

Bathrooms in condos and rentals

A leak in the unit above can show up on your ceiling. In a condo, check your CC&Rs and report it to the HOA in writing. In buildings with 5 or more units, San Diego County APCD Rule 1206 requires an asbestos survey before a renovation that disturbs 100 sq ft or more of material. Renters should report mold to the landlord in writing; see rental, condo and HOA mold. Not legal advice.

What bathroom mold removal costs

Published national estimates put bathroom mold remediation at $500 to $1,500 (Fixr, Aug 2025) or $500 to $1,000 (This Old House, Mar 2026). Shower or plumbing repairs add to that. The cost guide has a calculator. On insurance, the California Department of Insurance says water damage from seepage or leaks is usually not covered, while sudden and accidental water damage typically is (CDI, Jan 2026). Check your declarations page.

No state mold license: California does not license mold inspection or remediation as its own trade, so checking credentials is up to you. The Contractors State License Board (CSLB) license classifications include no mold class. You can check a CSLB license (required for repair work of $1,000 or more or any job needing a permit, the minor-work limit since January 1, 2025), IICRC and ACAC certifications and an insurance certificate.

No state mold limits: under the Toxic Mold Protection Act, state exposure standards were never adopted; the health department concluded in 2005 that science-based limits could not be set.

Written contract: contracts over $500 must be written (B&P §7159). A contract signed at home can usually be canceled within 3 business days (5 for seniors), or 7 business days for repairs after a declared disaster (Civil Code §1689.6).

Asbestos: San Diego County APCD Rule 1206 requires a survey and 10 working days' notice before renovations in buildings with 5 or more units, unless under 100 sq ft is disturbed; it does not cover buildings with 4 or fewer units. Older single-family homes may still contain asbestos, so testing before tear-out by a Cal/OSHA Certified Asbestos Consultant is best practice.

Questions to ask each company

  • What is your CSLB license number? (Required for repair work of $1,000 or more or any permitted job.)
  • Which IICRC or ACAC certifications does your team hold?
  • Can I see a current insurance certificate?
  • Will I get a written protocol and scope?
  • Who does clearance testing? Independent testing is best practice.
  • In an older home, does anything need an asbestos check before tear-out?
  • What caused the moisture, and who fixes it?
  • Will I get a written contract, as §7159 requires over $500?

Bathroom and shower mold questions

Is mold in shower grout a do-it-yourself job?

Often, yes. Surface spots on grout, caulk and tile can usually be scrubbed off and the area dried. If the caulk itself is stained through, cut it out and recaulk once it is dry. If spots return within weeks, grout is cracked, tiles are loose or the wall feels soft, water is probably getting behind the tile.

Is pink slime in the shower mold?

Usually not. The pink or orange film on grout and drains is usually bacteria that feed on soap residue, not mold. It cleans off the same way and comes back when surfaces stay wet. Read pink mold in the shower for more.

Why does mold keep coming back on my bathroom ceiling?

Usually because steam has nowhere to go. A missing, weak or unused exhaust fan lets moisture condense on the coolest surface, often the ceiling or an outside wall. EPA advises keeping indoor humidity below 60 percent, ideally 30 to 50 percent. A roof or upstairs plumbing leak can also cause ceiling growth.

What does bathroom mold removal cost in San Diego, CA?

Published national estimates put bathroom mold remediation at $500 to $1,500 (Fixr, Aug 2025) or $500 to $1,000 (This Old House, Mar 2026). Removing tile, repairing a shower pan or replacing plumbing costs more. Quotes come from independent companies, not this site.

Who fixes bathroom mold in a condo or rental?

In a rental, report it to the landlord in writing; the landlord's duty to repair mold starts after notice (Civil Code §1941.7). In a condo, it depends on where the water came from and what your CC&Rs say, so check your CC&Rs and tell the HOA in writing. Not legal advice.
