Why closets and windows grow mold in a dry city
San Diego is not a humid-climate story. Lindbergh Field averages 9.79 inches of rain a year (NOAA 1991–2020 normals). Closet and window mold here usually comes from condensation and still air, not rain.
Coastal early-morning humidity
Near the coast, early mornings are damp. Relative humidity at Lindbergh Field around 5 to 6 a.m. runs about 80 to 82% in June through September, and about 68 to 76% the rest of the year. These are approximate figures, computed from NOAA 1991–2020 hourly normal temperature and dew point, not an official humidity normal. The marine layer (often called May Gray and June Gloom) typically keeps air cool and damp within a few miles of the coast in late spring.
Cool surfaces meet moist air
Condensation forms when a surface is colder than the air's dew point. Single-pane glass, aluminum frames and the drywall on an exterior closet wall are often the coldest surfaces in a room. On cool winter mornings, with lows near 50°F at Lindbergh in December and January (NOAA), indoor moisture from cooking, showers and sleeping can bead on the glass and run onto the sill.
Closed rooms and packed closets
A closet with the door shut, clothes pressed against the wall and no air movement keeps that surface damp for days. Beach-area rentals in neighborhoods such as Pacific Beach, Ocean Beach and Point Loma, and condos in Oceanside, Carlsbad and Encinitas, often have small rooms and closets on outside walls.
Hidden leaks
A leaking shower on the other side of the wall, a roof leak above, or a window that lets water in behind stucco can show up first in a closet. Santa Ana winds dry surfaces quickly but do not dry the inside of a wall.
When to clean it and when to get quotes
CDC's guidance is direct: no matter what type of mold is present, you need to remove it. For small spots on hard surfaces, cleaning plus lower humidity is often enough. Get quotes when:
- The growth covers more than a small patch, or keeps coming back after cleaning
- Drywall is soft, stained from behind, or the paint is bubbling
- You suspect a leak in the wall, ceiling or window
- You rent and need a written record for the landlord (see rental and condo mold)
Simple steps that lower moisture
Open things up
Leave closet doors open part of the day and keep a few inches between stored items and outside walls.
Control humidity
Use bath and kitchen fans, and run a dehumidifier in closed rooms. EPA suggests indoor humidity below 60 percent, ideally 30 to 50.
Dry within 24–48 hours
EPA advises drying water-damaged areas and items within 24–48 hours to prevent mold growth.
What closet and window mold work costs
No closet-only figure is published, so national ranges are the guide. Cost rises if drywall comes out or a window needs repair. For the calculator, see the mold remediation cost guide for San Diego.
| Item | Typical range | Source |
|---|---|---|
| Mold remediation, overall | $1,500–$9,000 (avg ≈ $3,500) · $1,200–$3,750 (avg ≈ $2,300) | Fixr, Aug 2025 · This Old House, Mar 2026 |
| Per square foot | $10–$30 · $10–$25 (avg ≈ $18) | Fixr · This Old House |
| Mold inspection / testing | $450–$800 (avg ≈ $500); inspection only $300–$600 | Fixr, Jan 2025 |
Insurance usually excludes mold, and condensation is gradual rather than sudden (California Department of Insurance, Jan 2026). Check your declarations page.
California rules box: closet and window jobs
California does not license mold inspection or remediation as its own trade, so checking credentials is up to you. The CSLB classifications show no mold category. You can check a CSLB license (required for repair work of $1,000 or more, any job needing a permit, or any job with a crew, since January 1, 2025), IICRC and ACAC certifications, and an insurance certificate.
Jobs over $500 need a written contract (B&P §7159). Signed at home, Civil Code §1689.6 allows 3 business days to cancel (5 for seniors), and 7 business days for repairs after a declared disaster.
Older homes may still contain asbestos, so testing before tear-out is best practice. County APCD Rule 1206 applies to buildings with 5 or more units (survey, then 10 working days' notice for 100+ sq ft disturbed), not to buildings with 4 or fewer.
City of San Diego permits (IB 203): like-for-like repairs of $1,000 or less with no electrical, plumbing or mechanical work need no permit, including up to 100 sq ft of drywall replaced as part of such a repair. Larger jobs need a No-Plan permit; historic homes are excluded. In other cities, check with your city.
Questions to ask each company
- What is your CSLB license number for repair work?
- Which IICRC or ACAC certifications do you hold?
- Can I see a current certificate of insurance?
- Will I get a written protocol and scope?
- Is clearance testing done by an independent company?
- Does my home's age call for an asbestos check?
- What caused the moisture, and who fixes it?
- Will I get a written contract under §7159?

Closet and window mold questions
Why is there mold in my closet but nowhere else?
Closets trap still air. When a closet sits on an outside wall, that wall runs cooler than the room, and moist air that reaches it can condense on the drywall behind clothes and boxes. With the door closed and the closet packed, the surface never dries. A hidden leak in the wall or ceiling is the other common cause.
Can I clean window sill mold myself?
Small spots on hard, nonporous sills and frames can usually be cleaned once the water is dealt with. If the growth returns, spreads into the drywall below the window, or the sill wood is soft, water may be getting in from outside. That is where a professional look and a written scope help.
Will a dehumidifier stop closet mold?
It can help. EPA suggests keeping indoor humidity below 60 percent, ideally 30 to 50 percent. A dehumidifier, a louvered door, a little space between stored items and the wall, and not drying laundry indoors all lower moisture. None of that fixes a leak, and growth already in the drywall still needs to be removed.
Does insurance cover mold from condensation?
Usually not. The California Department of Insurance (Jan 2026) lists mold among perils that are usually excluded, and condensation builds slowly rather than suddenly. Coverage depends on your policy and the cause, so check your declarations page and ask your insurer. Never assume coverage either way.
